How we sold 8 flats in 3 days

In September 2022, we were presented with an exciting challenge: to sell a building of 8 flats owned by a group of owners with different ideas and different problems to solve. In this article, we will tell how we tackled and solved each of the problems we identified, leading to the sale of all the flats in just 3 days and without any negotiation on the price, i.e. without even granting a discount, a situation almost unimaginable for us Italians.
Problems and solutions
1.    Block sale vs. single sale: we convinced the owners to opt for the single sale of the flats, suggesting a tried and tested strategy, contrary to the proposal of the majority owner whose condition was to sell the building "en bloc".
2.    Rented flats: the flats were inhabited by students and kept roughly. We suggested vacating them, assisting the tenants in finding housing alternatives and improving the presentation of the properties.
3.    Restyling needed: despite the sellers' reluctance, we invested, at our own expense, in restyling and home staging to enhance the flats.
4.    Discrepancies in documentation: we instructed a company to restore the authorised state and thus avoid exposing sellers and buyers to unnecessary risks.
5.    Undivided cellar ownership: we planned an equal division of the large cellar to avoid future conflicts between the owners.

On 20 June 2023, after months of talks and after the various owners had approached all our competitors in the area, we finally succeeded in gaining their trust and they entrusted us with the sale. We were finally on the starting blocks, but before we put the properties on the market, we needed a strategy to solve the issues listed and then an effective marketing plan that would allow us to differentiate our offer from the rest on the market.
Planning the sale: first we organised the relocation of the tenants, finding them other flats suitable for their needs and in the same area, I can assure you that finding a flat to rent today is already a hard task, imagine what it was like to find 8.
Once all the units were vacant, we organised the restyling.
The flats were freed of obsolete and excess furniture, painted by a professional and finally thoroughly cleaned, after which an interior designer with whom we collaborate carried out a radical home staging operation, focused on maximising the potential of these flats.
we planned an effective marketing strategy, which included professional photo shoots, home staging, virtual tours, to make the most of the flats' potential, production of high-quality brochures and targeted promotion on the main real estate portals, which began on 24 July 2023, with ad sponsorship for maximum visibility.
Success of the sale: after organising open house visits, on Monday 31 July, only 3 days after the start of the promotion, we concluded the sale of the eighth and last flat!
Thus we concluded the sale of all 8 flats in just 3 days, without granting any discounts on the sale price, a success that fills us with pride and repays the trust that the owners have placed in us.
Conclusion: The quick and discount-free sale of the flats was the result of careful work and an effective strategy, demonstrating our commitment to maximising the value of our clients' properties.
