Welcome to the fascinating history of Palazzo Pellegrini, a jewel of art dating back to the 1500s located in the heart of the centre of Verona, in the picturesque Veronetta district, at Via Gaetano Trezza no. 56. This historical palace tells a saga that weaves together centuries of history, art and passion, and is among the most valuable properties in the Veronetta area.
The story of Palazzo pellegrini begins
Its majestic presence along the ancient contrada del paradiso (today's Via Trezza) is testimony to a rich inheritance, belonging to the prestigious Pellegrini family of German origin. This family, among the most influential in Verona since the Middle Ages, left an indelible mark on the city with six residences of extraordinary architectural beauty, of which Palazzo Pellegrini is the shining example.
The centuries have followed, bringing with them a series of renovations and embellishments. Frescoes attributed to Biagio Falceri decorate the central hall, while the first half of the 18th century offers the frescoes of the Room of the Winds and the Bridal Chamber attributed to Antonio Balestra, enriched by a splendid stucco decoration. Later periods saw the passage of ownership to the Franchini Stappo family, who made changes according to the aesthetic canons of the time.
Restoration process
2018 marks an important chapter for the palace. The then owner and custodian of this heritage was faced with the difficult challenge of selling an imposing structure of around 2,500 square metres and three adjacent cottages, completely in need of restoration, lending itself exclusively to a speculative operation by a construction company. The situation seemed irremediable, but this is where L'Immobiliare Verona Centrale came in.
Our revolutionary strategy, as well as the beginning of this exciting adventure, saw the light of day in 2018, when we advised to start marketing the three adjoining cottages independently; they were three individual villas that could be built and sold separately from the rest of the building, thus allowing us to finance the subsequent interventions. The owner embraced our vision and entrusted us with the exclusive management of the marketing of the entire complex.
Our engagement went through a crucial phase: the creation of renders and multimedia material that would bring the future of Palazzo Pellegrini to life. Photo-insertions, virtual tours and videos gave shape to the dreams of the buyers, eliminating uncertainty and creating confidence, allowing them to see and empathise with the end result of the long restoration process that lay ahead.
The first successes of Palazzo Pellegrini
The first success came with the sale of the Casa del Custode, followed by the Scuderia and finally the barchessa, all before the main palace project was started. The works began, and with them also the marketing. The result was extraordinary: in just two months we sold the top floor of the palace, followed by all the other flats, including the impressive main floor, characterised by a 100-square-metre hall with 5-metre heights.
Today, we can proudly declare the project we started five years ago a success. Palazzo Pellegrini has regained its former splendour, and we proudly state that we have contributed to the recovery and revaluation of the district and the artistic and architectural heritage of our city. Our role has been fundamental, embodying the seriousness, reliability, and performance that have characterised our agency Immobiliare Verona Centrale since 1999.
